The Camuzzi Group is the largest private operator in the natural gas distribution sector in Argentina, with a widespread presence covering over 45% of the country. It manages 52,000 km of distribution networks and serves over 2.1 million customers. It accounts for approximately 65% of the total volume of gas distributed.

In Italy, the sale to Enel of the energy division—which had made the Group a major player since the 1970s—marked a strategic shift that allowed the Group to focus entirely on the real estate sector.

A continuously expanding real estate portfolio

We have developed and managed a large real estate portfolio, redeveloping urban areas and implementing innovative projects in strategic cities.

Biella

Sold

Construction of a residential complex of approximately 4,500 sqm of gross floor area (GFA), consisting of a three-story above-ground building used as offices and an underground floor used as a warehouse and workshop, with provisions for future conversion into apartments.
Renovation of a single-story building used as offices in the adjacent relevant area.
Preliminary design of semi-detached villas on a neighboring buildable plot of 1,600 sqm.
Remediation and redevelopment of the large area of about 9,000 sqm previously occupied by the Biella gasworks, including the demolition of industrial buildings except for the main gasometer, preserved for its industrial heritage value.

Forte dei Marmi

Industrial area previously occupied by a disused gasometer. In collaboration with the Municipality, the gasometer was dismantled and some significant portions were relocated to a municipal area as a historical testimony to the structure and its role in the city.
The 1,100 sqm area was remediated and converted for residential use, obtaining certification from the relevant authorities and municipal approval for the construction project of a single-family villa with a swimming pool.

Via Napo Torriani

Three new designer apartments conceived by a team of architects. Completely renovated with modern interiors, high-quality finishes, and a significant improvement in energy efficiency for maximum living comfort. Redevelopment plan for the industrial area in Via Risorgimento, covering 5,400 sqm. The project includes environmental remediation and the construction of a residential and commercial real estate complex with approximately 4,400 sqm of gross floor area.

Corso Europa

Redevelopment plan for the Corso Europa real estate complex, consisting of the AID20 industrial area of approximately 64,000 sqm (to be cleared of the existing industrial plant) and the AL8 uncultivated area of about 17,000 sqm. The project involves the construction of a residential and commercial real estate complex of approximately 25,000 sqm of gross floor area.

Project for the construction of an urban park and a commercial complex of approximately 2,000 sqm of GFA on a privately owned land of about 19,000 sqm.

Via Consiglio

Buildable land of 13,000 sqm. Study and preparation of a development project for a social and healthcare complex called “Cittadella della Salute” and submission of a regulatory plan approved by the City Council for future construction.

Real Estate Strategy and Innovation

The Group combines financial discipline, expertise in managing complex assets, and a selective strategy focused on residential transactions with high appreciation potential. It focuses on three types of real estate transactions, each with specific risk-return profiles and a diversified and flexible capital deployment strategy:

– Short-term projects (9–12 months): acquisition, renovation, subdivision, and sale of residential units up to 250 square meters.

– Medium-term projects (up to 24 months): residential development of existing properties up to 1,500 square meters.

– Long-term projects (36 months and beyond): urban developments and co-investments focused on residential projects up to 5,000 square meters.
